1. PAYMENT
• Self-catering accommodation :
Deposit of 30% of the total cost of your stay + a 20€ booking fee on reservation. A confirmation for your option will be sent with all the details of your reservation within 8 days after receiving your deposit and booking fee. Caution : your reservation can be cancelled if we do not receive your deposit in time. The balance of the cost of your stay has to be paid one month before your arrival. You will receive a voucher to present on your arrival with all the details of your reservation.
If the balance is not received on time,  your reservation will be cancelled and the accommodation offer you chose will be made available for another customer. No refund can be obtained.
• Hotel Rooms :
A 30% deposit  must be paid at the time of reservation. The balance is to be paid on arrival. After the payment of the 30% deposit, a voucher will be sent to you to confirm the booking. It will mention the balance to be paid on site.
• Campsite pitches
A 30% deposit  must be paid at the time of reservation. The balance is to be paid on arrival. After the payment of the 30% deposit, a voucher will be sent to you to confirm the booking. It will mention the balance to be paid on site.
A 20€ booking fee is required for pitches booked for 5 days and over.

2. LATE BOOKINGS
Do not hesitate to call us at the last minute! However, if you book less than 30 days before your arrival, the total cost of your stay has to be paid at the time of reservation.

3. ACCEPTED MEANS OF PAYMENT
• Credit card : Eurocard, Mastercard, Visa, American Express.
• Bank transfers.
• On-line safe payments with Paybox via the website.
Please indicate your reference number with your payment.
• Cash (Euros) : accepted on site only if the total bill doesn’t exceed € 1,000 (all tax included).

4. OCCUPANCY
The number of people mentioned for each type of accommodation is the maximum authorised number. This cannot be exceeded for security and insurance reasons. The management team reserves the right to deny access to your accommodation if the number of people exceeds the maximum capacity.

5. ALTERATIONS IN YOUR BOOKING
Any alteration concerning dates, place, duration, number of people in your group will be accepted beforehand by our booking department. However, any alterations may incur further charges. In case of circumstances beyond our control, we may have to modify or cancel your stay. We would of course suggest an equivalent stay with different dates or different accommodation options depending on availability. These conditions do not apply in case of war, natural disaster or epidemic.

6. CANCELLATION INSURANCE
The cancellation insurance is optional but we strongly advise you to take it out. The amount is equivalent to 3% of the total amount of your stay. This insurance option guarantees the refund of your stay in case of serious illness, serious injury or death, catastrophes entailing serious damage to your home, dismissal, blockades or strikes preventing you from travelling to Les Ormes ... The full terms and conditions of the insurance certificate for cancellation of seasonal rental accommodation is available on request and on our website : www.lesormes.com
In case of cancellation or interruption of your stay for a cause mentioned in the clauses of the contract, you need to contact the insurance company: Gritchen Affinity - Service Sinistre - BP66048 - 18024 BOURGES Cedex, or on-line at www.campez-couvert.com/sinistres, or by e-mail at sinistres@campez-couvert.com.

7. CANCELLATION
• Self-catering accommodation
For a stay cancelled more than 30 days before arrival, the deposit and booking fees will be retained by Domaine des Ormes.
For a stay cancelled less than 30 days before arrival, or for an interrupted stay or one which was not used for any reason, the total amount of this stay will be retained by Domaine des Ormes or will be due if not already paid. No refund is given in the case of an earlier departure.
• Hotel room :
For any stay cancelled before arrival, the deposit will be retained by Domaine des Ormes.
• Pitches
For any stay cancelled before arrival, the deposit and booking fees will be retained by Domaine des Ormes.
In case of "no show" on the day of arrival and if our services have not been informed of the postponement of the arrival date, the reservation will be cancelled and the deposit and booking fees will be retained by Domaine des Ormes.

8. TARIFFS
The prices in our brochure are likely to be modified according to economic conditions or statutory regulations. These prices all include VAT, except for the tourist tax (exempt from VAT). The only price which is to be taken into consideration is the one mentioned on your voucher or any other letter of confirmation.
In case of late payment, according to the article L441-6 of the French Trade Code, compensation calculated on the basis of 3 times the statutory interest rate will be requested, as well as a lump sum of 40€ as a recovery charge.

9. TAXES AND CONTRIBUTIONS
The amounts corresponding to your accommodation are displayed in the tariff and description sections of the “Tariff” brochure.

10. CHILDREN
The age of the children is calculated according to their birthday and your arrival date. An official document could be asked for on arrival. 
Children under 18 are not allowed to stay on the campsite without one of their parents or a legal representative (close relative, group supervisor or teacher) for obvious security reasons (weather alerts / severe weather conditions, illness or emergency admittance...)

11. PETS
Pets are not allowed to wander around the site and must be kept on a lead at all times. They are not allowed in public places (restaurant-auditorium-bar–swimming pools). Pets have to be reported to the booking department at the time of reservation. A extra fee per day per animal will be required. Your animals are welcome but there are 2 conditions for them to be allowed on site:
- a valid vaccination against rabies must be given
- the animal must be tattooed (or electronically tagged) and have an identity card
Pets are not allowed in our atypical accommodation (tree-houses, raft-houses, ca'hutte and tons)

12. VALUABLES
It is recommended not to leave any valuables in your accommodation.
A safe is available at the hotel reception.

13. COMPLAINTS
All complaints concerning your stay should be sent by registered post within 30 days following your visit to : Domaine des Ormes - Direction Générale - 35120 EPINIAC.
Domaine des Ormes will not accept liability in case of a technical problem with leisure facilities and no refund will be given.

14. LEGAL ACTION
In accordance with Article L. 612-1 of the Consumer Code, within one year from the date of his/her original written complaint, the consumer, subject to Article L.152-2 of the Consumer Code, has the right to submit a request for an amicable resolution by mediation, to :

15. IMAGE RIGHTS
You expressly authorise with no counterpart that Domaine des Ormes can use  pictures or videos of you or your children that could be taken during your stay for our promotional needs.

YOUR STAY

• Arrival / Departure
Arrival and departure times are determined for each type of accommodation. We thank you for respecting them in order to facilitate the work of our teams. In the event of late arrival or last minute cancellation, it is imperative to inform our services.
• Rentals: in high season, our rentals are booked from Saturday to Saturday; outside this period, "short stay" rentals are possible. Please ask for information! Arrival from 5pm and departure before 10am.
• Hotel : arrival from 2pm and departure before 12am.
• Camping pitches: arrival from 1pm and departure before 12 noon.
• Security deposit 
Rented accommodation: a deposit of 300 € per occupied accommodation will be requested on arrival, or 100 € for Castel Premium pitches. This amount is payable by credit card or by cheque made out to Domaine des Ormes. It will be returned to you at the end of your stay, after deduction of the cost of any damaged or missing equipment, or of the cleaning fee if the accommodation is not returned in a • Cleaning in "rental" accommodation:
You are responsible for the cleaning. Cleaning equipment is provided for this purpose. If you wish to avoid the constraints of the last day and leave with peace of mind, a cleaning package is available (price per accommodation). To be booked a few days before your departure. Otherwise, if your accommodation is returned in an unsatisfactory state of cleanliness and tidiness, we reserve the right to charge you a cleaning fee corresponding to the size of your accommodation.
• Wifi :
Wifi is secure and free of charge in certain
services (bar...) and certain types of accommodation.

16. “SPECIAL TREE-HOUSES”
• The total reservation costs must be paid at the time of reservation. No booking fees requested.
After receiving your payment, we will send you a voucher with all the information concerning your stay within 10 days. This voucher is to be given at reception when checking in. Caution: Your reservation can be cancelled if we do not receive your payment within 10 days (option deadline).
• Guarantee applicable for tree-houses : Because of the specificity of this kind of accommodation, it is highly recommanded to take the specific optional guarantee. This guarantee is applicable for the clauses below:
• Alteration or cancellation of your stay by you BEFORE your arrival:
In case of serious illness, serious accident or death and on presentation of a medical certificate of a death certificate, the specific guarantee will enable you to obtain the total refund of your payment. 
For any stay cancelled more than 30 days before arrival, for reasons not included in the clauses of the specific guarantee as mentioned above, the equivalent of 30% of the total amount of your stay will be retained. Between 30 and 8 days before arrival, 60% of the total amount will be retained.
For any stay cancelled within 7 days before arrival, for any stay interrupted for any reason or in case of  "no-show", the total amount of your stay will be retained or will be owed to Domaine des Ormes.
• ON-SITE alteration or cancellation of your stay by Domaine des Ormes :
In case of last-minute external occurrence beyond our control such as bad weather conditions, gales or thunderstorms, the Directors reserve the right to cancel your stay for reasons of security. In this case, we will suggest another type of accommodation with no extra charge (according to availabilities). No further compensation could be claimed. In this sole case, you could benefit from a 50% discount on a future equivalent stay.
• Alteration or cancellation of  your stay in case of a weather alert:
In case of weather alert by Meteo France, with planned external occurence beyond our control such as bad weather conditions, wind, thunderstorms, the Directors reserve the right to cancel your stay for reasons of security. In such a case, we will suggest:
- to postpone your stay (with equivalent services) within the next 12 months.
- According to availability, we can offer another type of accommodation for your stay. In this sole case, you can benefit from a 50% discount on a future equivalent stay in a tree-house/raft-house.
No further compensation can be claimed.
• Alteration or cancellation of your stay by you on site: 
If you refuse to climb your tree-house (fear, vertigo…), another type of accommodation can be offered to you with no extra charge (according to availability). No further compensation can be claimed. If  no alternative solution can be found, the total refund of your payment will be offered to you.
• Welcome to children : The family tree-houses named “ Tapis vert ”, “ Les Vignes ”, “Birdy”, “Source”, “Pêcheur” and “ La Vallée ” can accommodate small children from 2 years upwards. The family tree-houses named “Tribu”, “Pigeonnier”, Verrière” and “Chênes” welcome children from 2 years upwards. The “ladder” tree-houses are allowed for children from 12 years upwards. The “zip-line” tree-houses are not open to children under 16 years.
• Particular conditions : the “zip-line” and the “ladder” tree-houses are not allowed for pregnant women, people who are scared of heights, sleepwalkers, and sufferers from heart disorders or eye deficiency.
• Pets : they are not allowed in the tree-houses, raft-houses, ca'hutte and tons.
• Your stay : It is compulsory to bring a charged mobile phone and your own sleeping bags with you. We ask you to choose between the 3 possible times below and let us know (by email or by phone) 48 hours before your arrival. In case of late arrival or last minute impediment, it is imperative that you warn our booking department.
On your arrival an instructor will wait for you at the tree-house reception at the times mentioned on your confirmation voucher.
• Security deposit : a 30€ deposit per tree-house is required on your arrival in order to cover the cost of damaged or missing equipment and cleaning tree-house if necessary. This deposit is payable by Eurocheque or credit card and returned at the end of your stay.
• Before leaving : A Guest Book is available in every tree-house for you to write your remarks and impressions. You must vacate the tree-houses before 11.00 a.m. on the day of your departure. You are asked to leave the place as clean as possible and hand the equipment back in the indicated place.

17. GIFT VOUCHERS
Gift vouchers are valid for 1 year from the purchase date. After this deadline, it is possible to extend the validity of the gift voucher to 6 months by paying an extra charge of 25€. This request must be made before the end of the original validity period. For your information, the payment made to purchase a gift voucher which has not been used is not refundable.
